The North Fork has done it again.

On Thursday, October 30, the $11.2 million sale of a Gilded Age shingle-style estate in Cutchogue shattered the region’s record for highest-priced single-family home, underscoring the continued rise of the area’s real estate market. Bridget and Eric Elkin of The Elkin Team at Compass represented the listing and Douglas Elliman’s Kristy Naddell brought the buyer.

The previous record — the $10 million sale of 1140 Park Avenue in Mattituck — was set just last year.

“The North Fork continues to reach new heights,” according to Naddell. “Buyers are gravitating here because it offers a level of beauty, privacy and lifestyle that feels increasingly rare — world-class vineyards, pristine beaches and a true sense of community.”

Located at 12120 New Suffolk Avenue — and once the summer estate of the late New York art dealer Barbara Gladstone — the six-bedroom, 7,500-square-foot home sits on 140 feet of bayfront with a private sandy beach. The property features gardens, a waterside gunite pool and a carriage house with a home theater and gym.

Inside the primary residence, period architecture blends with modern luxuries. Every element — from the doorknobs to the custom hardware — was carefully curated during a renovation that brought it into the 21st century.

Highlights on the first floor include a large waterside living room and dining room with fireplace alcoves, a chef’s kitchen with breakfast room and butler’s pantry, a dedicated flower-cutting room with a custom marble sink, and a screened-in outdoor sitting porch complete with an outdoor dining room and kitchen.

“Well-suited for both grand entertaining and intimate gatherings, expansive living spaces feature soaring ceilings, multiple fireplaces and thoughtfully designed moments throughout,” according to the listing.

The second floor houses a large primary suite with an en suite bath, walk-in closets, a dressing room and a cozy sitting room with an oversized fireplace. The balance of the second and third floors includes five additional bedrooms, a library, an office, multiple wet bars, a laundry room, and five baths with steam showers and soaking tubs, the listing said.

Outside, perennial gardens and hedged lawns surround the property. A gunite pool overlooks the bay and, just beyond, a lawn with panoramic water views leads to a sandy path framed by sea grasses and wildflowers; down to the private bayfront beach. The estate also includes a historic icehouse, preserving its rich legacy.

“This estate represents the best of what the North Fork has always been — laid-back luxury rooted in history and nature,” Naddell said. “Setting a new price record isn’t just a milestone for this property. It’s a reflection of where the market is headed.”
