Nearly two months ago, the estate at 33 Lily Pond Lane in East Hampton closed for $31.5 million, marking one of the most significant oceanfront transactions on the East End this year.
It sold on September 9 to Matthew Karch, co-founder of Saber Interactive, a video game developer and publisher brought to the deal by Justin Agnello, Hara Kang and James Keogh of the Atlantic Team at Douglas Elliman, who also represented the seller.
On the seller side, the team co-listed the property with Elliman colleague Erica Grossman and Hedgerow Exclusive Properties.
“To represent both sides of the deal was a privilege,” Agnello said, “and we’re grateful to have partnered with our colleague Erica Grossman to achieve such a successful outcome for our clients.”
Situated on 1.8 acres with 171 feet of direct Atlantic frontage, the property includes a six-bedroom, 7,000-square-foot main residence, guest house, pool, tennis and basketball courts, all with ocean views and rare double dune protection. Approvals are also in place to expand the current footprint of the home up to 10,000 square feet.
“This was a truly special transaction and we’re honored to have guided it to closing,” Agnello said. “Oceanfront estates like 33 Lily Pond Lane — with both proximity to the water and the rare advantage of dune protection — are exceptionally rare.”
